Roof soft washing in College Station, TX

Black streaks and moss on a roof are living growth, not dirt. We soft wash roofs in College Station, Bryan, and the Brazos Valley at low pressure to kill that growth without damaging your shingles.

Those dark streaks running down asphalt shingles are usually a type of algae called Gloeocapsa magma. It feeds on the limestone filler in many shingles and spreads with the humidity and heat we get in Central Texas. Left alone, it holds moisture against the roof, makes the house look older than it is, and can give moss and lichen a place to take hold.

Why low pressure matters on a roof

A roof should never be pressure washed. High pressure blasts the protective granules off asphalt shingles, which shortens the life of the roof and can void manufacturer warranties. It can also lift shingles and push water under them. Soft washing uses low pressure, roughly the force of a garden hose, and relies on a cleaning solution to kill the growth at the root.

How we treat black streaks and moss

We start with a chemical pre-treatment applied gently across the roof. It kills algae, moss, and lichen instead of just knocking off the surface layer. After it has time to work, the roof is rinsed at low pressure, and a post-treatment helps slow the growth from coming back. Some heavy moss and lichen continues to release and wash away with the next few rains after treatment, which is normal.

Protecting your property during the job

  • Plants and landscaping are wet down before, during, and after treatment.
  • Gutters and downspouts are watched so runoff is rinsed and diluted.
  • Shingles are never walked on more than needed, and never blasted.
  • Windows, siding, and outdoor furniture are rinsed after the work is done.

Roofs we clean

We soft wash asphalt shingle roofs on homes across College Station and Bryan, and can look at metal and tile roofs on request. If the house itself is also green or dusty, a roof soft wash pairs well with a house wash so everything gets cleaned in one trip.
